Realtors Represent Buyers in New Construction Transactions

What is the largest purchase most people make? Right. A home.


What is the second largest purchase people make? Right. A car.


Most people are not “car people” of any sort. Even beyond the car knowledge is having to deal with a professional sales person regarding a product and pricing you may know little about – especially “the selling” process. This, usually, is very unsettling. Many people when faced with this purchase bring in “the expert” – Uncle Joe, the next door neighbor, or even trusted mechanic. Makes sense.


The “expert” offers advice and guides you with a myriad of decisions – which model, what options (what do I want and what do I need,) how much should I put down on the purchase, should I buy it or lease it… You get the point.


Think about this, most people will buy a car every three to five years. Further, most homeowners buy one, two, or maybe three homes over a lifetime! Possibly never a new home that is to be built.


Many will consult with a REALTOR when shopping for a home especially in well established neighborhoods and searching resale property. The REALTOR represents the buyer shopping for a home and advises much like Uncle Joe.


In areas such as southwest Florida, there is now a plethora of new construction homes in a plethora of new developments throughout the area. This is a result of rising demand in the geography and a dwindling of resale property inventory. How would you begin? Many buyers in southwest Florida have little knowledge of area as a result of vacationing and visiting friends a relatives.


Oddly enough, many buyers don’t know that they can seek the assistance of a REALTOR for new construction properties and don’t understand the reasons that they should. If the last time you purchased a home (maybe never a new home) was ten or more years ago it makes all the sense in the world to have someone along with you who facilitates home purchasing everyday to help you every step of the way. And, just like Uncle Joe, it doesn’t cost you anything.


When it’s about buying a car there are a few makes, a few models, and a few dealerships. When it’s about buying a home there can be fifty new developments spread across a geographic area, offering a myriad of property types, options/upgrades, amenities, association fees, one-time fees, minimums…well, it’s just endless.
